Dubai continues to transform rapidly despite regional challenges. Its future is defined by ambitious strategies, substantial investments, and a clear vision of what the city should become by 2040 and beyond. Key development directions include population growth, infrastructure, sustainable development, and economic diversification.
Dubai's population has already exceeded four whole seventy-four tenths of a million, increasing by one hundred sixty-one thousand residents since the beginning of 2026. During the day, it swells to six whole thirty-nine tenths of a million due to expatriates, tourists, and students. According to the general development plan until 2040, the emirate's population should grow to seven whole eight tenths of a million. This will require a fundamental expansion of residential, transportation, and social infrastructure.
The development strategy identifies five main urban centers that will become points of attraction for business and life. It is planned to double the area of green and recreational zones, increase the length of public beaches by four hundred percent, and fifty-five percent of the population should live within eight hundred meters of major transportation hubs. Special emphasis is placed on the concept of a twenty-minute city, where all major facilities are accessible on foot or by bike.
Dubai is building the metro of the future. The Blue Line, thirty kilometers long with fourteen stations, is estimated at twenty whole five tenths billion dirhams and will connect key areas of the city. The Gold Line, forty-two kilometers long, will be fully underground and cost thirty-four billion dirhams. In addition, a project of an underground transportation system is being implemented, which in the first phase will connect the financial center with a large shopping complex. The new airport, upon completion, will be able to serve two hundred sixty million passengers per year.
The Dubai real estate market has shown an annual price decrease for the first time in five years. In August 2026, the average selling price of housing was one thousand six hundred thirty-six dirhams per square foot, which is one whole seven tenths of a percent lower than the previous year. In the first half of 2026, the number of transactions with primary real estate decreased by twelve percent, and with villas by almost twice. Despite this, the largest developer is launching a megaproject worth fifty-five billion dollars for one hundred fifty thousand residents. The area of the new district will be four whole five tenths of a million square meters.
By 2030, Dubai plans to plant one and a half million trees, create one hundred twenty new parks with an area of about three million square meters, and add two hundred sports and recreational spaces. The program, costing over four billion dirhams, will transform nature into an active element of urban infrastructure. It is planned to increase the capacity of public beaches by one hundred fifty percent and extend coastal walking and cycling routes by one hundred eighty-five percent.
A development package worth eighteen billion dirhams has been approved, including the construction of a fifteen-kilometer bridge parallel to a major highway. The new road will connect several districts, reducing peak hour travel time by fifty-one percent. A unified register of Dubai investors is also being created, allowing companies to operate in several economic zones with one registration. The goal is to attract six hundred fifty billion dirhams of foreign direct investment by 2033.
Dubai airports are expected to serve seventy million passengers by the end of 2026, which is lower than the initial forecast of one hundred million, adjusted due to regional conflict. Operating capacity has been restored to eighty-four percent of pre-war levels, and passenger traffic to seventy-eight percent. In July 2026, the number of travelers reached six whole three tenths of a million, which is twenty-six percent more than in June.
The future of Dubai is a combination of pragmatic adaptation to challenges and maintaining long-term ambitions. The city continues to build, invest, and attract people, proving that it is capable of maintaining its status as a global center even in times of instability.
